Our portfolio includes hotels that we lease to well-known hotel operators, as well as hotels managed under a brand franchise by our affiliated management and service company, Habitels Hospitality. This flexibility enables us to acquire attractive hotel properties, including vacant ones at the time of purchase, and further develop them based on property- and location-specific requirements.

We acquire office properties only in attractive locations within each city, ensuring they feature flexible building structures suitable for ongoing use or future third-party utilization. Based on the results of our technical due diligence, existing deficiencies are addressed according to a structured timeline. As part of tenant fitouts, we implement modern technical standards and upgrades. Additionally, we set up a roadmap for the implementation of ESG measures, ensuring a sustainable and future-proof investment.

Our mixed-use properties provide a low-risk real estate investment with the potential for a future sale to a broad investor base.

Project Development of Land

Together with our partners, including renowned architects and engineers, we assess the feasibility of new developments on our properties. After initial feasibility studies and preliminary planning, projects can be sold to developers or owner occupiers for realization. Joint venture partnerships are also an option for the co-development of these projects.

Repurposing and Revitalization of Existing Properties

We collaborate closely with our technical service providers to assess the potential for repurposing properties—such as converting office buildings into hotels—or revitalizing entire buildings as part of the technical due diligence process. Our goal is to implement the business plan developed for the property, based on its existing or new use, within the planned timeframe following acquisition.
